Health and Safety law

Your safety is the most important thing to us, and we want to make sure you’re aware of the law when it comes to health and safety. We’re committed to making sure we deliver on our responsibilities. 

 

We know that we need to: 

  • Comply with the Health and Safety at Work etc act 1974, as well as all other supporting legislation 
  • Prioritise health and safety and make sure we have the time and resources we need to deliver this 
  • Make sure our policies and procedures around health and safety are regularly reviewed 
  • We make sure every employee has the necessary skills, knowledge, experience and training to deliver their health and safety responsibilities. All our employees have an important role to play in the success of our health and safety systems and are encouraged to take ownership of them 
  • Commit to always improving our health and safety performance. We work on the principle that accidents, ill-health, and near-miss events can be prevented. We promote high standards of health and safety in our organisation and encourage everyone to work in a safe and healthy way 
  • Understand our legal duties. We know there are serious consequences if we don’t meet them 

How we comply with key safety measures 

Making sure you feel safe in your home is our number one priority. As your landlord we must comply with the law when it comes to fire safety, gas safety, Legionella, Asbestos, electrics, and lifts. We have set out the legislation we comply with on each of these below.

Fire Safety – legislation we comply with:

Asbestos – legislation we comply with:

Electrics – legislation we comply with: 

  • Electricity at Work Regulations 1989  
  • British Standard 7671 

Passenger Lifts – legislation we comply with: 

  • Lifting Operations and Lifting Equipment Regulations 1998 (LOLER)  
  • Provision and Use of Work Equipment Regulations 1998 (PUWER)  
  • EU Lift Directive requires us to maintain lifts – the frequency is determined by the lift manufacturer.
